Ventilation Standards

Without openable windows or extractors in kitchens, bathrooms and other wet areas, homes can become a haven for mould.

What does good ventilation look like?

To meet Healthy Homes regulations for ventilation:

  • Each habitable room in your home must have at least one door, window or skylight which opens to the outside, and can be fixed into an open position
  • The size of each openable door, window and skylight in each room must be equal to at least 5% of the room's total floor space
  • All kitchens and bathrooms must have either a continuous mechanical ventilation system, or an extractor fan

Extractor fans and ventilation systems must meet additional guidelines. To find out more about these guidelines and other ventilation specifics, please visit the Tenancy Services website.
